Program Overview


HUD Indian Home Loan Guarantee Program is a program that provides guaranteed loans to enrolled members of federally-recognized Native American tribes. Statewide.


Who is eligible for this program?


Borrowers must be enrolled members of the Eastern Band of Cherokee Indians, the Lumbee Tribe of North Carolina, or the Catawba Nation. Borrower must provide verification of enrollment. Funds may be used for the purchase, construction, or rehabilitation of a single-family home.

Property Eligibility Requirements


Statewide. Borrowers who are members of the Catawba Nation must pruchase homes in Cabarrus, Gaston, Mecklenburg, or Union Counties.
Allowable property types: Single-family homes


Benefit Details


FIxed-rate mortgage for the purchase, construction, rehabilitation, or puchase and rehabilitation of a single-family home. Maximum loan of $455,625

Benefit: Mortgage for the construction, purchase, or rehabilitation of a single-family home.
Loan Term:30 years
Owner Occupancy Required:Yes
Other Program Comments:Down payments are required: 2.2% for loans over $50,000, 1.25% for loans under $50,000. A one-time, 1% loan guarantee fee is required, and can be added to the loan. Homebuyer counseling is recommended, but not required.
